Yeah, that's a steep "buy it now" price - it doesn't look like it has much of an interior conversion - or at least the detail and pictures don't show it. The SMB out in Orange County that's been listed for many months at $80k has a full interior conversion. I guess for the $30k less that this guy is asking you could do a pretty complete job on it.
